Welcome to our latest property project. We have recently completed on a 2 bedroom upper flat in Irvine. The intent is to do a minor refurb on this property. We will include all of the necessary upgrades required to make it compliant for rental and bring it up to a good standard. Standby for this being available for rent. Bathroom

As you can see in the following photos the bathroom isn’t in a bad state. We intend to freshen it up by replacing the flooring, installing a new shower, replacing the taps, and replacing the shower screen.

Bedrooms

Overall the bedrooms are also in fairly decent condition.

For these rooms, we will redecorate, lay new carpets in the second room, fix the condensation markings on the walls, and install new energy-efficient lighting.

There was visible moisture staining in one of the rooms but we have had this inspected by a professional surveyor who confirmed it was due to condensation. I highly recommend Rowallan Specialist Surveys based in Kilmarnock, who carried out the survey. After contacting them they got someone out on the same day to perform the inspection and we received a detailed report the following day.

Kitchen

The kitchen is also in decent condition and just really needs cleaning up and new flooring laid.

The first task here will be to remove the old flooring and give it a deep clean. Once we do this we can decide if anything further is required or not.

Living Room

The living room of the property is in really good condition and doesn’t really need anything doing to it.

The carpets will be cleaned and the lighting will be upgraded to be more energy efficient.

Summary
