Welcome to our latest property project (project 3). This is a 2 bedroom terraced house in Irvine, Ayrshire that we will renovate and market for rental. We will do a general refurb with a new kitchen being installed, an updated bathroom, replacing the rear window sills, fixing the windows, and installing a new boiler to improve the energy efficiency. Everything will also be freshened up and re-painted to make it a more inviting place for the new tenants. Bathroom

The bathroom is a bit tired but overall the suite and flooring are in decent condition. For this room we will do a light refurb by fixing the noisy toilet, replacing the taps, cleaning up the bath, adding a new shower screen, and adding wall paneling around the shower.

Kitchen

The kitchen for this property project requires a bit more work and we have decided to completely replace the kitchen.

Although it doesn’t look that bad from the photos the cupboards are pretty tired internally and the appliances all need to be replaced. Also, you might be able to see that there is an external air vent that has been blocked up with a towel (see below).

The new kitchen has been sourced and designed by Howdens and will be installed by local tradesmen. Before that everything will be stripped back to the wall and where necessary plasterboard will be replaced before getting the room plastered.

Living Room and Bedrooms

The other rooms are in decent shape and just need painting and a few finishing touches added.

Outside

The garden is in need of some TLC also with a new fence required, a new outdoor tap, removing rubbish and the exterior sills need to be replaced on the windows.

The fence had blown down in the winter storms before we purchased the property so a new one was required. All of the other rubbish will be removed and the back of the property freshened up.

Summary

This will be a great home for someone once we get it tidied up and all of the upgrades made. The plan is for the refurb to get started straight away. Property Project 3 will hopefully be ready for rental very soon. If you would like more information about renting the property get in touch.
